Overall Management and Responsibility for setting up the In-House New Build Development Team for Nottingham City Homes. I started this project in January 2013 with the aim of delivering the first totally in-house managed and built new homes for the City Council in over 25 years. I took on the role of overall Project manager and was responsible for the appointment and close working association with architects and consultant engineers. I collaborated closely to develop the first development design, submitted for planning, engaged in all of the detail design and specification work. I undertook all of the initial procurement for materials, sub-contractors and suppliers. Developed the Health & safety working procedures - assuming the role of Principal Contractor. Upon setting up and completion of all of the pre-construction elements, I set out to deliver the onsite construction phase as the site manager with a small team of skilled craft operatives taken form the Repairs & maintenance Dept (none of which had previously worked constructing new homes) . We completed the first site to great accolade in May 2014 . Following which, having been nominated by our local building Inspector, won the LABC Regional Award for Best social Housing scheme in July 2015, this against 23 other Authorities and companies competing for this award. I also won personally, the Direct works Forum National award for 'Best Manager' in 2015.

Responsible for managing a service delivery function directing a multi-disciplinary team of 9 Maintenance Managers, 14 works planners and administration staff and 130 Craft Workers to provide a high quality, cost effective repairs service. Responsible for ensuring that the quality of the service provided to all customers is equal, measurable and is to the correct quality within the resources available. Responsible for preparing service and action plans for the approval of the Assistant Director to drive continuous improvement in service delivery and implement the range of tasks necessary to fulfil the duties and responsibilities. Responsible for 6-8 million pound budgets allocated to the Responsive Repairs department in all aspects of income and expenditure. Responsible for driving continuous improvement and effective performance management in service delivery to meet the changing requirements of the customers.

Responsible for the day to day management and organisation of multi-disciplinary trades in respect of repairs and maintenance to NCH 30,000 properties throughout Nottingham City. Programming of repairs and organisation of available in-house resources to meet a high volume, high quality repairs service excepted by the Customers of Nottingham City Council. I was responsible for the fair and consistent performance management of all employees under my control, including: absence management, conduct, poor performance, undertaking annual Performance Development Reviews and supporting employee development.

Working closely with the Construction Director, I had overall management responsibility for the construction of circa 600 new build domestic properties P.A across the East Midlands region. Within the overall region, I had specific responsibility over 5-7 developments at any one time and direct management of those site mangers, assistant site managers, sub-contractors and resources to deliver over 250 legal completions per year. I was responsible for the production programming, pre-start negotiation and organisation and all aspects from site development progression form pr-stat through to on-site delivery.

Delivering a high quality product at volume, I was responsible, as the sole site manager on one of their busiest developments , to consistently deliver over 50 units per year rate 2 and 3 bedroom semi-detached and detached homes on this large site in Leicester. As a result of the consistent successful delivery on this Development, I was recognised by the Construction Director as having considerable skill and ability and promoted to the role of Contracts Manager.
