Oversee the acquisition of land for new construction projects for the organization. Responsible for strategically leading the acquisition of land and identify multi-faceted market opportunities for the organization’s legacy real estate portfolio of multifamily, mixed-use and retail developments, including site selection for proposed opportunistic developments, due diligence analysis for accept/reject decision & test-fit framework, pricing model, land planning concept to production, zoning laws and regulations, forward planning and revenue projection & generation. Working to expand Begonia’s real estate portfolio, overseeing the acquisition of land for new construction commercial and residential developments in the California, Arizona and Nevada markets. Lead the acquisition and development of Begonia’s mixed-use master planned communities portfolio determining the strategic vision of the communities land-use and community offering. Manage all market research and analysis for the company’s rent model to determine overall pricing strategy and structure.

• Identifying real estate opportunities for acquisition, development, or redevelopment for mixed-use and retail.• Annually processing $15-$50MM in transactions including acquisitions and sales.• Taking full ownership of projects from initial discovery, development, and sale on capital market.• Training and developing junior real estate associates.• Reviewing construction budgets with clients to validate development costs.• Developing rapport with new clients and maintaining strong relationships with current clients.

• Aggressively adding new stores through acquisitions and new store development.• Working with private equity investors to analyze and purchase major competitors.• Developing growth strategy in all existing markets in western U.S.• Discreetly coordinating acquisition of small chain competitors and single 22-store chain valued over $50MM.• Remaining on transition team through corporate merger to ensure seamless integration.

• Responsible for obtaining approval goals for fee clients and internal ground up development.• Creating corporate real estate three-year growth strategy for multiple clients.• Maintaining project development pipeline through project opening totaling over $25MM annually.• Physically scouting assigned territory and creating property tours for clients.

• Administer western division portfolio including excess property & new development.• Identifying, selecting and leading a team brokers in each market consisting of over 20 members.• Negotiating with landlords and developers to acquire and develop stores with annual individual goals of 25+.• Working along side all internal departments including operations, legal, construction, and merchandising.• Help develop and carryout the corporations long term expansion program.• Preparing materials used to present projects to corporate real estate committee.
