Duties performed include:• Day to day operations management alongside regional ops teams to help the portfolio perform in line with budget by driving unit pricing, value-add business plan execution and premium capture, expense management, and other site and portfolio wide issues.• Analyze, prepare, and create and present value-add business plan decks for C-Suite to decide where to allocate capital to wholly owned assets that are nearing the maturity of the loan to drive NOI and maximize value. Market studies, ROI return analysis, demographic analysis, comparable rent analysis, and pro-forma financial analysis are all key drivers for value-add decision making process• Liaison to LPs and Morgan Properties C-Suite by preparing and analyzing monthly and quarterly financial reporting, capital distribution and equity waterfalls, capital project tracking, value-add business plan status, leasing traffic and velocity, and more.• Work with lenders to provide quarterly lender reporting for performance of assets. Prepare and distribute requests for disbursement from escrow accounts to help re-capture upfront cash within the loan agreement.• Assist in preparing of monthly and quarterly financial variance commentary in order to track to budgets. Help prepare forward looking budgets by reviewing historical performance, managing contracts and expenses, and projecting for the future cash flows of the properties.• Assign renovation premiums to all JV and Wholly owned deals via Yardi to generate profit and push forward existing business plans.• Daily use of Yardi, Yardi BI, Microsoft Suite (primarily Excel for financial analysis and modelling and Powerpoint).• Ad-hoc requests as required by the broader asset management team.
