* Provide professional level planning services to the City in accordance with the city comprehensive plan and zoning ordinances.* Prepare land use related recommendations for zoning administration, building permit review, Historic Preservation Board, Planning Commission, and City Council.* Serve as staff liaison to the Historic Preservation Board.* Represent the city in case presentation for the Historic Board, Planning Commission, City Council, and the applicant.* Create and amend neighborhood plans, the comprehensive plan, and zoning code.* Apply the City’s hillside standards as well as the City’s growth management plan, as it relates to development.

* Process and present land use cases to the Board of Adjustment, Planning Commission, and Board of County Commissioners.* Assist the public on planning, zoning, land use, subdivision and other planning related issues.* Review site development plans and building permit applications for conformance with Regulations and Standards.* Research and interpret the principles and practices of land use planning pertaining to Adams County Zoning Regulations.* Process administrative cases such as Minor Amendments and Administrative relief for landscaping.* Coordinate and facilitate pre-application meetings with affected County departments.* Provide written responses to zoning requests.* Conduct landscape inspections and site visits to establish compliance with zoning regulations, site design and other related planning issues.

* Maintain shoreline property inventory for the entire Island of Oahu.* Perform site visits to ensure compliance within the shoreline setback and special management areas.* Correspond with citizens regarding obtaining proper permits, shoreline erosion, and any zoning issues.* Review and process Shoreline Setback Variances.
