The Northeast Investment Services was responsible for underwriting and determining the overall viability for potential developments and acquisitions. Ensuring all underwriting efforts accurately captured project risk, long-term returns and sensitivity to changing market conditions. Implementing these objectives required a thorough understanding to; managing JV Partners, navigating the entitlement process and implementing the construction timeline. Primary responsibility concluded with presenting the underwritten project in written format addressing financial upside, project risks and reasons for investment. These efforts were taken as part of requesting approval to advance the project from concept to commitment.

Primary responsibilities included monitoring and analyzing the financial impact on rent relief, bankruptcy litigation and lease structuring issues. These tasks aided in accurately forecasting project yields and earnings impact for In-Line and Anchor deals across the portfolio. The position required the ability to quickly react and accurately respond to changing objectives Summarizing the financial return, level of risk and overall deal quality to management was the final work product.
