Commercial real estate due diligence - Property Condition Assessments, and Phase I Environmental Site Assessments for lenders, owners, and buyers, including CMBS, banks, life insurance companies, Fannie, Freddie, and HUD

Based in Metro Detroit and Chicago; responsibilities focused on direct client contact with select national and local clients, and all aspects of project management, field work and report preparation regarding Phase I Environmental, Property Condition, and Seismic Assessments. Key roles included: Ensuring the best quality service and value to existing clients. Managing and performing assessments for a broad range of clients including developers, and lenders from the CMBS, Agency, Life Insurance, Bank, and Mortgage Banking communities. Developing recommendations for, and estimating costs for correcting common and atypical environmental and property condition issues.  Reviewing and revising due diligence reports. Analyzing the reasonableness of reports prepared by other consultants regarding assessments and hotel Property Improvement Plans (PIPs). Managing Property Condition Assessments for a $1 billion acquisition of +125 parking garages/facilities by a private equity investor group financed through multiple lending institutions.

Based in Chicago; responsibilities focused on field work and report preparation of Environmental and Property Condition Assessments. Key roles included: Performing field work and writing quality assessments on a broad range of portfolios for owners and buyers, and lenders from the CMBS, Agency, Life Insurance, Bank, and Mortgage Banking communities. Adhering to any unique scopes of work. Gathering property concerns from field and communicating potential issues immediately to internal management teams. Developing recommendations for, and estimating costs for correcting common and atypical environmental and property condition issues. Sampling and/or interpreting test results regarding asbestos, radon, lead-based paint, and lead-in-water. Performing regulatory agency file reviews on environmental concerns.

Based in Downtown Chicago and Northwest Indiana; responsibilities focused on managing facade and parking garage restoration projects for several high-rise condominium clients in Chicago and Florida.Key roles included: Bidding on restoration projects designed by Chicago structural engineering firms including Desman, Klein & Hoffman, and George A Kennedy. Negotiating change orders, project costs, schedules and proposals with engineers and owners, and managing all other aspects including estimates, submittals, cost management, ordering, progress meetings, quality control, quantity inspection, and invoicing. Managing a +$1M façade & rooftop pool deck restoration of a 95-unit 25-story condominium building overlooking Lincoln Park, Chicago. Managing a cathodic protection concrete balcony restoration of a five-story oceanfront resort in Cape Canaveral, Florida.  Training in environmental safety & health standards, job site safety, and operation of suspended and supported scaffolds/swing-stages.
