•Provide consulting services to Developer/Owner for large scale mid rise projects on the West Coast.•Manage and interface with General Contractor, Architect, Engineers, Designers, Consultants, Building Jurisdiction Officials and Developer’s/Owner’s personnel.•Pre-construction planning; involved in assembly of design teams, analysis of plans and specifications for constructability and value engineering, permit expediting, issue RFP’s, bid analysis and Contractor selection.•Involved in production of contract documents, exhibits, schedule of values, CPM schedule, unit costs, buyout logs, etc.•Review AFP’s for validity in regards to percentage of work completed, provide insight to Owner for approval/rejection.•Review/analyze PCO’s for approval/rejection by Owner. •Utilize years of experience and expertise in regards to exterior envelope, fire resistive assemblies, super structure, MEP systems, finishes and construction management to deliver unsurpassed product quality.•Perform infield component/assembly testing as per applicable testing standards, such as AAMA and ASTM.•Produce detailed reports and documentation in regards to general project status, schedule, budget, buyout, etc. for collaboration with Owner to provide strategic forward planning.•Identify areas of exposure to Owner, provide mitigation/resolution so to minimize impact on; schedule, budget, quality, and relationships. •Ultimately responsible for Quality Control during construction of all products, assemblies, and systems; ensure highest standard of construction is provided to Owner.•Perform work in progress inspections; verify adherence to plans, specification, and design intent. Ensure deviations from scope of work are rectified immediately.

•Analysis of Jurisdictionally approved plans and specifications versus as built condition for large common interest projects; determine conformance to applicable codes, standards, and local ordinances.•Engineer forensic testing protocol and sampling of building components to evaluate consistency between existing structures and approved design documents.•Perform in-depth scientific investigations (visual and destructive) on large common interest properties to evaluate adherence of existing building assemblies to applicable codes and standards. •Analysis of structural components, fire resistivity, and water permeability of existing wood framed, metal stud framed, masonry, and monolithic concrete structures; including mid and high rise buildings.•Identify mechanisms of failure, which cause premature deterioration/degradation of the structure and/or its components due to inadequate construction/design and/or materials.•Create technical reports and documents that distinctively identify construction defects and their origins.•Author comprehensive repair specifications and cost estimating in regards to construction deficiencies.•Provide technical support to Attorneys for litigation involving construction defects.•Creation and Analysis of repair design for post litigation reconstruction projects.•Complete project management of large scale reconstruction projects, single point of contact for Property Managers and HOA Board of Directors.
