I am Nicole Liljestrand. My current objective is to acquire and operate Multifamily properties in North Texas and to maximize returns for my investors. I plan to use my existing operations skill set, along with my extensive customer service and management background, to achieve excellence in multifamily real estate investment performance. From 2005 to 2019, I was involved in running local retail operations. In 2012, I began building a portfolio of single family real estate investments on the side. I made the decision in July of 2019 to focus my strategic and analytical skills on finding and selecting profitable real estate investments, including taking mismanaged properties and forming a strategic plan to increase NOI by at least 10% in the first 12 months. I spent the latter half of 2019 focusing on education as well as expanding my single family investment portfolio, and I was able to take over property management for my existing rental properties.I have had multiple assignments focused on turning around struggling retail stores. My first turnaround resulted in an 18.75% increase in yearly sales. My second resulted in a 7% increase in yearly sales, and both of my senior assistant managers in that location went on to not only run their own stores, but receive Store Manager of the Year awards for their districts. My third turnaround resulted in sales exceeding district results by 7%. When I left the store was exceeding the district, region, and company in every metric. When it comes to running a profitable store, I learned from the best. My mentor was ranked #1 out of 850 general managers in the country and received Store Manager of the year for 2009. I worked as his CoManager while completing my degree in Business Administration.
