• Lead the due diligence process on deals under contract, including site planning and coordinating studies, surveys, and civil engineering• Secure all approvals, entitlements, and permits necessary to close on a property • Project feasibility analysis, including work with civil engineers, local regulatory agencies, landscape architects, and general contractors• Provide recommendations to the Real Estate Committee for potential new site locations • Prepare site pro formas, including acquisition, development, and soft costs • Negotiate term sheets and purchase agreements that meet the company’s targeted financial metrics • Align closely with the Director of Real Estate to establish development budgets and timelines • Work cross-functionally with Guest Experience, Marketing, Finance, and Tech to ensure smooth and timely openings of new Outposts
