Responsible for valuing and appealing the property assessments on healthcare properties to include: Hospitals, Surgery Centers, Medical Office Buildings, Outpatient Centers, Freestanding Emergency Rooms, Skilled Nursing, Assisted Living, etc. In addition to healthcare I focus on complex cost appeals where limited sales/income data is available.

I am the Property Tax Appeal Manager for HCA's hospitals and surgical centers across the United States. I am responsible for approximately $15B of property value and $300M of property tax liability on an annual basis.Included in my duties are:The valuation of HCA's real estate portfolio and potential acquisitionsPerforming appeals to minimize the expense of 3rd party Consultants.When a 3rd party provider is used, benchmarking them to assure HCA is being represented by the Nations's best.Pre-acquisition/divesture due diligence to identify areas to minimize tax liability.Doing quarterly accruals for over 4,500 parcels.Corporate reporting on appeal status' and savings reports.Communicating with our facilities and divisions on sensitive appeals to preserve the integrity of our companies image.Some of my successful appeals include:Appealed and successfully negotiated a $1B assessment reduction on a group of properties in a hospital network within a single county, which resulted in millions in annual property tax savings. Filed several Short-Term Acute Care hospital appeals throughout Texas, reducing the tax liability by $1.7M for the 2018 Tax Year. Obtained over $200k in property tax savings on a regional Class A hospital in Texas for tax year 2017.Obtained a $20M personal property reduction to the taxable value for the 2016 tax year on a Regional Class A Hospital in Texas, which resulted in $460k in tax savings. Obtained a $10M real property reduction to the taxable value for the 2016 tax year on a Regional Hospital in Texas, which resulted in $217k in tax savings.

I opened both the Tucson and Las Vegas offices for Paradigm Tax Group.Some of my successful tax appeals included:Obtained a $28M reduction to the taxable value for the 2015 tax year on a large multi-family apt complex, which resulted in a tax savings of $460,000.Obtained a $20,000,000 valuation reduction for the 2014 tax year on a large Medical Center, which resulted in a tax savings of $564,000.Obtained a $13,000,000 valuation reduction for the 2014 tax year on a large office building, which resulted in a tax savings of $171,255.Obtained $241,182 in tax savings for the 2013 tax year for the tallest building in Tucson, AZ f.k.a. Some of my successful appeals include:Obtained the lowest per/lot value in all of Pima County for the Star Valley development for the 2012 tax year. The 1,000 lot development assessed value was reduced from $16,000/lot to $537/lot over a three year appeal process, saving my client hundreds of thousands of dollars in tax savings.Successfully reduced the assessed value of lots in the Saguaro Ranch Development from over $1m to $155,000 for numerous individual lot owners.Obtained grazing status for over 500 acres of land in Santa Cruz County taking the assessed value from $7,000/acre to $25/acre.
