The Asset Manager is the Owner's representative and provides general oversight to the management of Affordable Housing developments. Specifically, working with property management agents and limited partners, approving all expenditures that exceed the budgeted line items; directing the responsible Regional Managers to noted operational concerns at each property as well as ensuring that each property operates within the Owner approved budget; coordinates with the Finance Department the publication of the monthly financial reports; and explains variances while reviewing property operations for the previous month. Also integral in the preparation of the annual operating budgets for the Owner and is the primary contact for the Equity Partner:- Manage housing portfolio and capital needs of The Salvation Army Midland Divisional Headquarters- Ensure program future of Affordable Housing through oversight of housing funding compliance at all Salvation Army locations in Missouri and Southern Illinois- Build social services staff capacity with a focus on housing related services- Consult with Development and Grantwriting staff to increase funding resources for divisional housing programs- Facilitate human and social service volunteering, internships, and practicums in housing- Assist in planning public policy and resource advocacy initiatives to end homelessness and develop more affordable housing options
