Planned, estimated, obtained approval, and executed twelve (12) within-the-walls remodels that averaged 67,390 square feet. These projects ranged in budget from $1,250,000 to $9,400,000. One project had a fifty-three (53) week schedule due to structural repairs and the heavy equipment inside of the building required to effect them. All remodels had a positive identical sales trend during their course. Two (2) other remodels are in progress. Created a detailed phasing plan and critical path schedule for each project before bidding it. Completed two (2) Kroger Marketplace stores, 124,000 square foot facilities containing a full-line supermarket with specialty departments, as well as selling space dedicated to home decoration. The construction and fixturing budget for these projects was approximately $16.4 million, each. All projects were completed on time and on budget.

Direct $90 million of retail entitlements, design, equipment purchasing, and construction per year. Built and managed a team of five (5) with an average of twenty (20) projects per year including new supermarkets with parking garages, and four-wall remodels. Oversaw contractor selection and approval, contract negotiation, project management, quality control, staff training and development.

Direct $150 million of retail construction per year. Manage a staff of 11 with an average of sixty-four (64) projects per year including new combination stores, new drug stores, four-wall remodels, expansion remodels, and convenience stores. Oversee contractor selection and approval, project management, quality control, construction manager training and development.Selected accomplishments:• Reduced supermarket remodel time by 52%; drug store remodel time by 36% in 2005.• Negotiated (39) drug store remodels in 2004, saving $4.2 million (15%) over previous delivery method.• Saved $737 thousand through discounts derived from contractors for faster payments to them.

Managed a three-year capital expenditure plan of $121.4 million for distribution centers and offices. Prepared capital budgets, individual project budgets, and conceptual estimates. Supervised architect, engineer and contractor selection. Procured facility equipment for all distribution centers. Developed and managed certain high-profile projects.

Personally supervised approximately forty new combination stores, forty major remodels, three fuel stations, and many other small projects. Directly oversaw the remodeling, construction and expansion of individual stores; meeting their scheduled completion dates; editing specifications; project schedules; bidding work; evaluating bids; contractor selection; contract award; quality control; and project completion and close-out.

Managed the estimating for all new store and remodel projects in this time period, as well as specific construction management for 4 remodel projects. Assisted Director of Construction with thorny permitting and occupancy problems, as well as being an expert witness for the company in litigation over a remodel.

Managed capital construction projects across Michigan, Northeast Ohio, Western Pennsylvania, Missouri, Illinois, Texas, and Louisiana. This work included entitlements, conceptual estimating, budget approval, contract administration, drawing review, quality control, and project management. Built the first company prototype store, billed as the Power Alley and handled a complex remodel additon, among other projects. Within this time period I also managed the store maintenance program in the Erie Marketing Area, having up to 14 tradespeople and clerks report to me. Held various positions, including Engineering Assistant, Sr. Facility Engineer, and Asst. Mgr. of Facility Engineering.
