As the Property Manager at Arlo apartments, I worked in an extremely multifaceted role in which I assisted in the financial administration, leasing, and management of 286 units and residents. Some of my responsibilities included:-Revenue management, weekly market surveys, monthly financial reporting.-Creating an annual budget to forecast income and manage expenses. -Managing a team of leasing & maintenance personnel, as well as contracted vendors, to ensure the property hits goals related to occupancy, rent growth, etc.

I worked as the Assistant Manager at Arlo apartments up until the property was sold and purchased by GrayCo properties. At which time, I was promoted to property manager of the community.

-Collection of rent, security deposits and other income.-Management of delinquency, collections and evictions.-Overseeing day-to-day management of sight team and leasing goals.-Auditing new resident leases & move-in paperwork.-Planning and executing 3-4 monthly resident events.-CRM; handling resident conflict and complaints.-Posting relevant, daily content to multiple social media platforms to engage prospective tenants and current residents.

Successfully contributed to two luxury residential lease-ups where I achieved some of the highest effective rents in the Raleigh market.-Secured an average eight new leases per month that contributed to The Dillon being 82% pre-leased in ten months.-Initiated high-end concierge program at both properties.-Planned unique resident events, exclusive first look & grand opening parties.-Assisted property manager with monthly invoices and audits.-Led weekly outreach marketing to local businesses across Raleigh.

Leased and managed part-time at Stanhope, a student housing community, whileenrolled as a full-time student at NCSU. -Secured approximately 140 leases.-Ran promotional marketing initiatives and events focused on residentretention.-Communicated with customers to ensure satisfaction and loyalty.

-Trained 15+ new employees in over five positions;-Managed and corrected customer dissatisfaction daily;-Received a 15% increase in hourly pay due to hard work and dedication.
