As a Maintenance Property Inspector it is my responsibility to deal with all repair notice obligations ensuring legislative covenants are adhered too, whether these are cases brought to our attention by Support Agencies, Solicitors, Tenants or Environmental Health Officers. I attend premises to conduct surveys, encapsulating repair obligations and responsibilities, taking pictures as required, this would also include research into works done past, present and any programmed works to provide myself with an overview of best practice. I would also be expected to monitor and manage cases surrounding Asbestos in our property’s, referring to professional consultants for testing and removal/sealing as required ensuring Landlord obligations are met and or surpassed.Within the General Needs Maintenance department it is part of my duties to manage our tenants/clients expectations. Keeping abreast of our responsibilities whilst ensuring that we maintain the highest possible standards in our duty of care, ensuring good partnering with all stakeholders, quoting specific clauses to provide clarity of obligations and keeping abreast of constant changes in regulations. It is part of my duties to be responsible for managing voids, re lets, reactive and planned maintenance diagnosing building defects, ensuring build is reflective to drawings and schedule of works, specifying repairs using SOR codes and bespoke specifications, processing invoices as necessary, ensuring quality, costs and completion parameters are adhered too, according to the time scales set out by the Head Of the Maintenance Dept.
