Responsible for shopping centers located in Czech republic.Management of Value-Creation Programs• Supervise and execute capital programs identified in business plan on budget and on time, coordinating with property manager as appropriate.• Develop and oversee timely execution of marketing programs.Leasing• Identify appropriate asking and taking deal terms, and supervise the marketing of a vacant space• Negotiation of lease terms with broker and tenants.• Coordinate lease drafting with attorney and broker.• Oversee lease implementation by property manager and accounting.Business Plan Preparation & Execution• Prepare and update property business plans incorporating budget, leasing, capital, and valuation assumptions, risks & mitigants to and SWOT analysis of the business plan, and a summary of the relevant to the real estate market.• Monitor the business plan and identify tactical adjustments that take advantage of opportunities in the market, defend against competition, and respond to evolving dynamics.• Update cash flow models for material changes (new leasing, capital and market assumptions) in connection with reporting requirements for each asset.• Propose and oversee performance drivers for each asset, and effectively articulate and support recommendations to management.• Monitor the overall economic and commercial real estate landscapeBudget Preparation• Coordinate annual budget with property manager and leasing broker in preparing, finalizing and implementing the property budgets.• Thoroughly review draft budgets, with particular focus on accuracy of leasing and capital assumptions, as well as reimbursement calculations.Property & Portfolio Reporting• Review and approve monthly property financial and operating information.o Review property manager monthly reporting package for each portfolio propertyo Monthly monitoring of budget vs actual and understanding of any variances thereto
