I am President of First Funding, a mortgage brokerage firm that I founded in 1987 to provide cost-effective underlying mortgages, credit lines, and capital improvement loans for cooperatives and condominiums throughout the New York metropolitan area.I have more than 45 years of diversified real estate and finance experience, including as a sponsor's representative during a conversion, a property manager, a banker, and president of my own cooperative's board of directors. This varied background gives me a thorough understanding of the financing process and the complex issues confronting cooperative and condominium board members. Prior to founding First Funding, I was a project manager for several real estate developments in New York. These projects included the renovation and cooperative conversions of an 11-story building on the Upper East Side and a 116-unit garden apartment complex in Scarsdale, as well as the construction of a new 18-story mixed-use condominium on Madison Avenue and a new 28-story, 750,000 square foot office tower on Fifth Avenue in Midtown. I also managed, on behalf of various investor groups, an 80,000 square foot office park plus over 500,000 square feet of retail space in three suburban shopping centers in southwestern states. Earlier in my career, I was a financial analyst in the Treasurers Department of Exxon Corporation, which included serving as a member of the finance team for the Trans Alaska Pipeline. Later, I became a budget analyst in the Real Estate Division of W.R. Grace & Co.In 2000, I co-founded a veterinary clinical trial firm and served as its Executive Vice President and Chief Financial Officer through 2022. I authored and published Mortgage Words and The Cooperative Refinancing Handbook. I also have been a regular contributor of articles on the financing process to HABITAT and COOPERATOR magazines and have been quoted often in the New York Times and other area publications. I have lectured frequently, appeared on several cable television programs, and served on a variety of committees and organizations devoted to the cooperative form of housing.In the winter, I am an avid cross country and downhill skier and, as soon as the snow melts, I start putting more miles on my road bike. To soothe my architect and carpenter “itch,” I have renovated multiple houses.
