Portfolio Management Analyst reporting directly to the Managing Director of Portfolio Management of a publicly traded Real Estate Investment Trust (REIT), listed on the Singapore Stock Exchange (SGX). As of Q4 2019, the portfolio consists of 9 core office assets totaling roughly 4.7m SF, located throughout the United States and valued at more than US$2B. Job functions include:Portfolio Management - Provide analysis over items such as annual and re-forecasted budgets, proposed leases, tenant termination options, etc. Contribute to quarterly Chief Investment Officer (CIO) report which encompasses the performance of the portfolio over the last quarter, current economic/capital market trends and near-term value-add strategies. Author monthly management report providing detail on recently executed leases, upcoming expiries, changes in occupancy (both in-place and committed) and providing high level commentary on asset level operations disseminated to REIT executives and members of upper management.Investor Presentations - Contribute to the creation of investor slide decks including quarterly and annual financial result announcements as well as more one-off presentations such as acquisition announcements. Involvement is also had in the preparation of supporting FAQ packages for the related investor presentations.Asset Management - Exposure to asset level enhancement initiatives including spec suite programs, elevator modernization programs and multiple multi-million-dollar lobby renovations as well as frequently communicate with Asset Managers and Property Managers.Acquisitions - Involved in asset acquisition underwriting including the analysis of key asset fundamentals such as weighted average lease expiry (WALE), annual rental escalation rates, termination options as well as the projected impact of acquisitions to the existing portfolio.

Assurance Activities:Involved in several year-end audits including a large private software company and one of the world’s leading provider of green energy. Responsibilities have ranged from performing walkthroughs of various entity level controls, detail testing of both balance sheet and income statement accounts, informal mentoring of both peers and subordinates, and frequent interactions with client side management.Business Development Activities:Actively involved in the Boston office’s business development activities. Prepare monthly internally distributed reports containing information on the recent funding statuses of target companies, upcoming networking/tech industry events, movement of high profile tech talent, and relevant current events within the tech industry. Responsible for quarterly updating Boston’s internal technology company target list for changes in funding, executive team members, board members, and the additions of any relevant new companies.

A two-year rotational program that consists of 4 rotations within Operational & Technical controllership. The CDP focuses on developing leadership skills through challenging assignments and related coursework. Members are expected to complete the CPA exam and become certified upon graduation.

Duties include cash, account receivable, account payable, and revenue testing. As well as managing various account confirmations and working closely with internal auditors.

Filed personal tax returns for high net wealth individuals as well as returns for partnerships and trusts. Worked closely with clients regarding tax strategy and planning.
