To manage the day to day running of the lettings business. Responsible for all aspects of the lettings business. Report to the Branch Manager, Area Lettings Manager and Area Lettings Director on a daily basics and work closely with them. Conduct market appraisals and get the business. Responsible for bringing in new lettings business. Responsible for maintaining excellent stock levels. Responsible for making landlords property look outstanding online and getting the landlord the best possible price, best quality of tenant and in a respectable time scale. Conducting morning meetings and setting out the agenda for the day and what I expect the staff to do with regards to the lettings side of the business. Work closely with the Mortgage Advisor in branch so he can put me onto multi landlords and get more properties. I am ultimately responsible for bringing in the lettings income for the branch.

Ensure every customer is greeted in a friendly and professional manner to build rapport. Qualify every customer that wants to view any of our properties, i.e. Full name, full address, position they are in. Have they property to sell, FTB etc. MANT – Motivation, ability, needs and time scales. Ensure all viewings are followed up within 24 hours and given full feedback back to landlords and vendors. 3 things they liked about the property. 3 things they didn’t like and an applicant value. How much they think the property is worth to them. Very important. Keep up to date with all local residential property market and know exactly what my competitors are up to. Deal with any offers that come through the office and try and maximise the offer to get the landlord or vendor more money.

To manage the day to day running of the restaurant. To ensure high service standards are maintained. Train and develop team members to meet the business needs. Carry out quality training to both restaurant staff and bar staff. Order and purchase restaurant supplies, i.e. drinks, chemicals, cleaning equipment every week Carryout weekly stock takes. Meeting labour forecasts and drinks margins. Doing weekly rotas. Maintain the cleanliness of the restaurant.
