Responsible for analyzing job specific information while providing technical and administrative services in order to construct the project on schedule, within budget and to the highest standard of quality. Services for a job include analysis of contract documents, schedule evaluation, quantity takeoffs, material buyout, establishing and managing a controlled budget, negotiating subcontracts, risk management and project closeout procedures. Work closely with superintendents and field personnel to ensure all details and changes to the job are addressed and the project is constructed in compliance with the contract documents. Focused on client relations by developing strong personal relationships and promoting the interests of all parties while maintaining the project's schedule and cost. Experience/Responsibilities:- Establish the project's labor and material budget and monitor/project the cost through the duration of the job- Prepare submittals in compliance with contract drawings, specifications and LEED certifications- Place material orders and monitor deliveries to maintain project schedule- Submit RFI's as required and analyze them in order to issue proposals for any changes to the scope of work- Negotiate and administer subcontracts to ensure necessary manpower is provided on the job- Daily tracking of the project's labor and material usage- Quality control management and provide proper warranties to close out the project in a timely manner- Identify problems and offer practical/efficient solutions while analyzing possible risks- Demonstrate professional leadership by developing the careers of my subordinates as well as my colleagues
