Investment Manager
CurrentPaul combines his hands-on construction experience with a background in finance, real estate, and marketing in a manner that delivers value for tenants, investors, and property owners. Most Kairos Development projects are turnaround stories. Responsibilities include: + Acquisition and disposition of residential and commercial investment properties. + Manage tenant relationships, construction projects, re-positioning marketing, investor relations, and accounting systems.+ Manage operations and performance of assets in portfolio (direct management/leasing and management of property managers & brokers).+ Manage tax strategy and accounting systems that process 500+ transactions a month over a dozen+ entity structures.Key responsibilities and achievements:1) Construction management on office/retail/flex centers. Direct, strategic management resulting in multiple full building renovations under $30psf. (2015-2020)2) Marketing and brokerage strategy resulting in occupancy rates from 0% to 100% in as soon as 5 months. Leasing rates on fully occupied up as much as 3.8x in 15 months.3) Creation and implementation of credit philosophies and portfolio management resulting in ~97% all-time occupancy on available units (including Covid-19) for portfolio of neighborhood tenants.
