Responsible for managing all aspects of projects governed by the Massachusetts Contingency Plan (MCP), 310 CMR 40.0000 and responsible for designing and managing Phase II Environmental Site Assessments to investigate Recognized Environmental Conditions identified by due diligence assessments conducted by GEC's Real Estate Risk Services Group.

Managed all aspects of GEC’s Real Estate Risk Services Group which conducts environmental due diligence assessments in accordance, including Transaction Screening Assessments (ASTM E1528-14), Phase I Environmental Site Assessments (ASTM E1527-13) and USEPA All Appropriate Inquiry (AAI) Assessments. Developed scope of work and cost estimate proposals to conduct limited subsurface investigations to determine if Recognized Environmental Conditions (Phase I Environmental Site Assessment) and/or Potential Environmental Concerns (Transaction Screening Assessments) identified by environmental due diligence property inspections, local file review, state and Federal file review and historic operations may have resulted in a release of OHM to soil and/or groundwater at a concentration that exceeded the MCP Reportable Concentrations. Worked directly with clients (e.g., institutional lenders – dozens of local and regional banks – the Commonwealth of Massachusetts – DCR and DCAM – many hundreds of individuals and corporations interested in acquiring or refinancing a property, and a number of non-profit Community Development Corporations (CDCs) located in and around Boston that provide low-income housing and Community Engagement and Enrichment Programs) to explain the findings of the environmental due diligence assessments in layman’s terms and develop a course of action to facilitate the desired financial transaction, as necessary.

Designed and managed investigation, assessment and remediation activities at hazardous waste disposal sites in Massachusetts, New York, New Jersey and Rhode Island. Authored reports in accordance with the MCP for submittal to the MassDEP evaluating the laboratory analytical data and documenting the findings of assessment / remediation activities including contamination assessment, exposure assessment for soil, groundwater, air (both indoor and outdoor air), environmental fate and transport modelling, toxicity assessment, and human health and environmental risk characterization assessments.

Worked as an environmental scientist specializing in Human Health and Environmental Risk Characterizations and biota sampling (fish and benthic invertebrates) at PCB-contaminated waterways throughout the United States.
