Apr 2013 - Aug 2016

Property Surveyor

Perth, United Kingdom

This role has allowed me to develop knowledge of managing, acquiring, selling and leasing various property rights. It has allowed me to develop my communication skills to a high level. A key part of this role involves undertaking inspections, surveys and measurement of sites to provide detailed knowledge of the buildings. In accordance with the RICS Code of Measuring Practice 6th Edition, the site is measured to allow me to calculate the relevant areas. Each building is measured to calculate the gross external, gross internal and net internal areas. A description of the site with information on the building structures is captured and photos taken for record. On returning to the office, this information is both captured on a spreadsheet and written reports are created detailing all information. The plans sketched on site are converted into Autocad plans. By following this process I have been able to create permanent records that allow anyone understand the main site features from a report document. Further to the above, I was responsible for preparing valuations for the likely market value that could be reached for potential sales and insurance valuations. The valuations were carried out in accordance with the RICS red book on valuation. I have also been responsible for the inter-company recharge model. This model uses market rental rates which are applied to all SSE buildings. This has given me further measuring and valuation knowledge and in depth knowledge in the use of Excel spreadsheets due to the complexity of formulas required.Over the last two years, I have been responsible for creating and reporting on the Property Management budget. This has developed my knowledge of the costs involved in maintaining property and has also broadened my experience in dealing with external agents and landlords, ensuring payments arrive on time and that the budgets are managed accordingly.
