The team also works with client teams to better manage and report on their real estate. Key technologys platform and playbooks have a paramount role for supporting all service programs.Each new Portfolio Services partnership / client relationship in the Americas is established with a goal to extend real estate expertise in support of the core business, in complement to existing client strengths.Current Portfolio Under Management:--160,000 Leases and Interests under management globally-- $7.1B rent payment spend annually (rent/taxes/service charge)-- 400 FTEs across the Americas managed-- 300 clients

 Portfolio optimization and estates strategy: of 2000+ contracts in Brazil, including annual lease renewals, regears, landlord communication and valuation for 300+ branches per annum, striving to achieve cost savings through effective negotiation below market conditions. Lease administration and space planning of portfolio: including data management, portfolio strategy / long range plan, monitoring lease obligations and data cleansing for 1300 Branches / 6million ft². Technology enablement: leading implementation of portfolio management system in LATAM, preparing business requirements documents, designing interfaces with payment systems, drafting playbooks and workflow, and managing user acceptance testing. System implemented 2013 October successfully for Brazil and April 2014 for Mexico portfolio. Financial management: forecasting and actuals management for accounting, billing management for reimbursement from client and building proposals for new services lines / services including hire requisition financials generation and on-boarding.  Permits and Licenses: management of dedicated licensing team, who renew and apply for 1500 permits per annum, with total portfolio of 4500 licenses, key for bank operations including building, business, signage, sanitary and fire permits. Bespoke GDA system developed for effective management of permit primary data and critical dates, ensuring end to end occupancy permit requirements. Accounts Payable: for network supporting USD$13 million per month and USD$100k accounts receivable. Ensuring arrears management, invoice validation, provision, reconciliation and variance reporting. New service developed centralizing all service charge payments for the first time for client in Brazil. Management of a team of 35 FTEs across all business Portfolio Services business lines in Brazil.
