Trustee and FSA regulated operator roles have been handled by Ogier and Kleinwort Benson in Jersey and Ogier in the UK.Spectrum is currently responsible for the asset management of a portfolio of around £150m of commercial property assets consisting of food stores, leisure schemes, offices, high street shops and industrial units. The properties are located across England and Wales and typically are well let with a strong tenant line up.Previously the team has managed a portfolio of around £1 billion but this has been scaled back in recent years through controlled exits from a regional Shopping Centre portfolio and a Joint Venture with Aldi Stores Limited.Spectrum has previously employed around 250 staff. Previously the team managed assets with over 400 tenants, the collection of over £24m p.a. of rents whilst administrating £7m p.a. of service charges.Debt AdvisorySpectrum has a strong track record in negotiating with Banks to raise debt funding or to renegotiate facilities where covenant issues need to be addressed. Since 2005, debt of around £700m has been raised through a strong network of contacts and banking relationships.Spectrum has also been able to negotiate discounted debt settlements,holidays for covenant testing, new mezzanine debt and generally provide a ‘hand holding’ role through difficult negotiation processes.
