Led a team of approximately 24 salaried associates, including two managers, a two-shift facility, with five department areas: accounting & finance, sales, IT, customer relations and product development as well as four of the support functions. Developed and managed the document retention program service with a deep knowledge of the construction and home.

Reorganized department, managed warranty and litigation. Established and incorporated region- and division-wide risk management measures. Led a small staff of inspectors, contractors and lawyers to manage the claims, litigation and repairs for 10,000+ homes within the statute of limitations. Recovered more than 30 million dollars in litigation and warranty.

Implemented, organized and managed corporate-wide policies and procedures at all levels of risk management. These included: customer care, homeowner association relations, quality control, peer review, DRE, construction best practices, and litigation management. Held a position on executive committee, chaired two other committees related to homeowner.

Was the department head for all operations after close of escrow. Implemented and managed customer service polices and procedures for achieving high Customer Experience ratings. Lead a large staff of customer care representatives. Created, managed and established all project homeowner associations. Managed DRE process, peer review, quality control.
