Elected to the Board of Directors representing small business Deadstock Coffee, I continued the work I did as a public official in Portland's most culturally and socio economically diverse neighborhood, home to multiple institutions of higher education and an internationally recognized center of design and the city's highest concentration of homeless shelters, transitional and low income housing.

In early 2016 I set myself on a program to once again redefine my career. While running a research and development group for a public real estate and economic development agency to assist in determining its long term financial viability, I found myself better understanding how the flow of socially responsible impact capital is evolving at the same time I was learning to commit to a practice of anti-racism. To better understand how I might apply my life work to the intersectionality of these important aspects of our emerging society, I set off on a path to explore ways in which I could uniquely bring my lifework to improve the flow of capital towards the untapped potential of people of color who's oppression has denied them the privileges I've enjoyed as a white male in America.

Founded Opportunities Cooperative research and development department amid significant reduction-in-force and agency reorganization. Hired two elite two business opportunity officers to innovate new business lines and test new revenue generating models to diversify agency’s revenue stream from unsustainable use of tax increment financing.• Managed public Financial Sustainability Committee process creating first agency-wide draft business plan to increasingly fund new strategic direction. Obtained board approval for Prosperity Investment Guidelines policy.• Established state’s first Commercial Property Assessed Clean Energy program exclusively utilizing contractors of color; institutionalized philanthropic relationships; initiated creation of community development entity to obtain New Market Tax Credit allocations. • Leveraged Chinese relationships to formulate city’s EB-5 foreign direct investment program; obtained city-wide approval of Targeted Employment Areas facilitating completion of five projects worth $180M, created cooperative services agreement with Oregon’s first approved regional center.• Collected first-ever site selection consulting fee assisting Japanese hotel operator Toyoko Inn to purchase property to build first West Coast operation.

Synchronized public and private interests, agency management, Board, Mayor and City Council implementing urban renewal plans for 3 districts totaling 700 acres in Portland’s central city by simultaneously investing in commercial and residential private development, public transportation and open space. Supervised 4 staff and led 10-member cross-functional team with ~$60M+ annual budget. Public stakeholders included multiple neighborhood associations, business associations and project-specific advisory committees of 10-25 members. • Directed $100M public/private revitalization in Portland’s oldest neighborhood, supervising project management team in finalization, adoption and implementation of 20-block Ankeny Burnside Development Framework Plan merging 4 separate public stakeholder efforts. Both supervised project managers and individually coordinated public investment in 3 public and 4 private redevelopment projects on 6 contiguous blocks attracting 1,000 jobs. Initiated unique public safety collaboration for 3 new institutions resulting in security coordination and communication good neighbor agreement.• Supervised management of highly controversial redevelopment feasibility study resulted in 2 strategic relocation/expansions of homeless services organizations totaling $56M, mediated consideration of Chinese and Japanese Historic Districts’ cultural sensitivities, strategically engineered use of affordable housing policy resulting in anchor redevelopment project Hoxton Hotel. • Simultaneously managed agency’s city-wide Commercial Real Estate Loan Program, supervising full and part-time underwriters and program policies.• Negotiated agency’s second collective bargaining agreement; 5-year member of 5-person internal Financial Investment Committee, reviewed and recommended all agency loans and real estate transactions for Executive Director or Board approval.

Underwrote over 60 business and real estate loans utilizing multiple economic development loan programs to provide gap financing facilitated job creation in traded sector and retail businesses, often in underserved communities. Comprehensive origination-to-closing responsibilities. Collaborated program improvements with department manager in loan pricing, terms and procedures to improve efficiency and consistent record-keeping. Managed 6-person department during manager’s multiple extended leaves.

Learned how to drive a snow cat by grooming and clearing parking lots in anticipation of driving for an outback program that never opened because of low snow. Used the time to basically teach myself how to improve my telemark turn as the job also came with a free ski pass.

Sold stereo equipment during college for a company in Cherry Hill New Jersey who sponsored college campus representatives. I set my own prices, marketed the business and gathered all specification information in notebooks. I attended the Consumer Electronics Show at McCormick Place in Chicago, 1981-1982.

Internship at a local institutional and high net worth investment management company that provided fundamental research and investment analysis on companies within 500 miles of Cleveland, Ohio. I rotated in each department including Operations, Research, Portfolio Management, Trading and Sales.

Managed a store sponsored by the Inter-Fraternity Council at Indiana University to sell party favors, paddles and sportswear. Managed sales staff, processed all orders and payments and performed all accounting.

Managed fraternity house kitchen, managing staff and cook. First time I had to fire someone.

Porter cleaning up spills in 1.5 million square foot food warehouse, where order pickers towed carts picking up stocking orders from area large format independent supermarkets. Fork lift operators kept full pallets available - accidents resulted in spills that porters then cleaned up. Also performed order picking during overtime. Member of Teamsters.

Had to include this summer job because I was taught how to cut lox by retired guys who'd been working in Jewish delicatessens their whole careers. It takes 30 years to learn how to cut lox, I was told. I was also the breakfast line cook on Sunday mornings making plenty of lox, eggs & onions. This is where I learned how to flip omelettes.

Working for my father's company of 13 women's retail clothing stores, cleaning them and delivering/transferring merchandise. Worked for the famous Mrs. Reynolds, who still instills goosebumps from fear in me and my brothers. I must have cleaned at least six of the stores at one time or another. Drove a delivery truck for two summers.

My first job with numbers, making change at my uncle's dry goods department store in a small town in Pennsylvania. The store had a pneumatic tube system that ran all transactions to one location - a mezzanine at the back of the first floor, where Charlie and Sid Nevins sat each day. When all of us cousins visited, we took Sid's place in front of the pneumatic tubes. The transactions came in "carriers" made of copper. One from the store now sits on my desk - we each got one when they closed the store and sold the building to a bank that operates there today. I was in training for this job for years while my brothers took the first chair. Then it was my turn! Documented on Facebook page You Know You're From Kittanning, PA, "...shopping at the Arcade, which had one of those systems where they put your money in a container, which then ran along a track to the upstairs to get your change and receipt and sent it back..." Making change for Uncle Charlie was a rite of passage for two generations. Daily pay was a silver dollar.
