Oversee the newly created Revenue Recognition Group within Accounting through managing the team’s many workflows, review abstraction of all lease documents within the accounting system, manage the calculation and recording of portfolio wide straight-line rent, manage the calculation and reforecast of portfolio wide expense participation/tenant recoveries, serve as Carr liaison for all tenant recoveries audits and ad-hoc recovery recalculations, as well as serve as a resource for all interdepartmental requests regarding leases, tenant billings and overall impact to revenues of the company.Carr Properties is a privately held real estate investment trust focused on creating value for its shareholders through the ownership, acquisition and development of high-quality office properties in the greater Washington area. The company maintains ownership of 16 commercial office properties totaling over 3.6 million square feet as well as several major development properties. Upon completion, these projects will add an additional 1.25M SF of trophy-quality office space to the company’s portfolio. The first of these developments to deliver will be Midtown Center in the Fall of 2017; a $680M project that, when complete, will have 50k SF of boutique retail and 812k SF of office space, 752k SF of which will be occupied by Fannie Mae's new national HQ. Reviewed all monthly and annual financial close data for portfolio of properties prepared by Property Accountants and maintained the accuracy of the General Ledger within the accounting system through the following:-Reviewed and posted all property level journal entries.-Reviewed and posted all entries to place assets into service and record depreciation within Fixed Assets ledger.-Developed, automated, and implemented accounting close efficiencies portfolio wide, through utilization of available and customizable reporting tools/solutions within newly adopted accounting enterprise system.-Prepare complete financial statements and related work papers, and act as Carr liaison for the external audits of all separately maintained, JV Ownership property books.

Prepared all financial close data for portfolio of properties and maintained the JD Edwards accounting system to:-Account for and record all transactions and maintain accurate depreciation, additions and disposals schedules for all Fixed Assets for a portfolio of properties.-Ensure the accuracy of cash receipts and accounts payable postings.-Recording and maintaining straight line recording of rental income, free rent, tenant and other cash flow participations, etc.-Complete monthly revenue and expense variance analysis for portfolio of properties.-Coordinated with external auditors on the completion of annual financial statement audits of all joint venture properties by preparing all requested work papers, compiling financial statements, and providing detailed, property-specific transaction and account balance analysis -Respond and coordinate with Property Managers and Asset Managers on various accounting, audit, tax and tenant information issues.
