About Phil Carlson

I am a collaborative team leader who promotes creative problem solving, balancing fresh thinking with results accountability. I was named VP for a $2.3B portfolio acquisition, largest in the company’s history, and NOI grew to $260M. As a property manager, I had direct oversight of 3.1M sf and $65M NOI between four sites, later relocating to Chicago to lead a flagship property on the Magnificent Mile. In Chicago my team landed a portfolio-first food court concept filling a long-term vacancy, which led to first-year category growth of 15% and additional tenancies. At another site I led recovery of a 4-year old national tenant AR dispute of $1.1M, reducing overall center receivables by 80%. I lead teams to achieve property financial goals through innovative income growth, strategic cost reduction, and retailer collaboration for sales improvement. Together we strive to build tenant and vendor partnerships, improve stakeholder relations and collaborate across disciplines. We work hard, and we recognize and celebrate our wins. This focus strengthens team culture and builds team confidence. My goals are to exceed ownership expectations, increase asset value, and help my team win. This pursuit motivates me every day.In order to grow my skills and value for new opportunities, I successfully passed the Illinois Real Estate Broker exam in October 2019.My core competencies include: ● Leadership of high-performing teams for productivity and efficiency● Production of financial planning and analysis to achieve financial targets● Management of expense forecasting for greater outcome predictability● Negotiation of vendor contracts and relations for sustainable results● Development of retailer relations for long-term shared benefit ● Communication with key stakeholders to promote mutual support and engagement● Direction of cross-functional teams to improve operational performance● Mentoring and coaching of employees to achieve asset goals and employee personal growth ● Collaboration for business development and creative income growth● Achievement of owner and property objectives through effective asset management I may be reached at Pcarlson08@gmail.com or 805.844.4469

This position afforded deep experience with a densely populated, tourism-oriented urban property, frequent engagement with a meticulous partner, close coordination with adjacent non-owned hotels and other retail to address shared needs/obligations, detailed involvement with the City of Chicago, and substantial infrastructure challenges in a complex retail environment. This attracted additional new tenants and grew the customer base. • Negotiated with a non-owned Hotel owner, and coordinated with our Legal team, the project GC and subcontractors to complete a challenging $1.4M shared-use generator project required by the City. The generator serves the adjacent hotel and the center’s vertical mall.• Collaborated with Leasing and local counsel to expand an 80k sf office tenant and renew a 40k sf office tenant.• Created a cost reduction program to improve margins in a climate of sluggish income production; on track to save $450k on $4.5M 2017 O&M budget.• From 2013 - 2015, named member of the Macerich Top Leadership Team for each of the program’s 3 years. Comprised of the top 15 to 20 performers in the field, the group was tasked with various special projects on behalf of the Chief Strategic Officer.• Cited by Property Management SVP in 2015 performance review: “Your reputation and track record of accomplishments is exemplary.” Show less
