About Philip Graham

I am a postdoctoral ‘UKRI Design Innovation Scholar’ at the University of Cambridge, funded by the Arts and Humanities Research Council (AHRC). I am also an architect at Cullinan Studio (London), Bye-fellow and Director of Studies for architecture and design at Homerton College, Cambridge and visiting teacher of sustainable housing design at Tampere University, Finland. I am funded to write a book on 'Adjustable Housing' - a transdisciplinary concept spanning the fields of architecture, real estate and economics that I framed in my PhD (2022). This model addresses the failure of the ‘property ladder’ and instead, proposes new ways that housing can support change, resilience and wellbeing over the longer term. My research points towards an alternative, whole-system approach to housing design that saves energy whilst helping homeowners to manage the economic shocks and nonlinear pathways that characterise 21st Century living.I have current teaching and lecturing experience (Universities of Reading, Tampere & Cambridge) and almost 20 years in practice, with awards from the RIBA (Research Trust Award, 2016), RIBA Journal (Rising Star, 2016) and Thinkhouse (Early Career Researcher, 2023). Before splitting my time between practice, teaching and research, I spent over a decade designing housing for UK urban regeneration projects and was in-country lead in easten Libya for a new, walkable city and for ancient Greco-Roman heritage sites (2009-11). I studied at the Universities of Sheffield, Bucharest (Ion Mincu), Cambridge and Reading, worked in London and the USA (Olson Kundig), and held leadership roles in early years education, employee-owned business and the British Army.

    Principal Investigator on a 3-year project, "Adjustable Housing: a transdisciplinary approach to delivering socially, environmentally and economically sustainable homes". Funded by Arts and Humanities Research Council (AHRC), part of UK Research and Innovation (UKRI), I am seconded from Cullinan Studio to the University of Cambridge on a 0.8 basis. The project aim is to operationalise the concept of 'Adjustable housing (see, Graham, P, 2023, 'Adjustable Housing: lessons for industry from self-organised and co-managed living, Doctorate thesis, University of Reading, DOI: 10.48683/1926.00112060). The objectives are to, (1) Publish peer-reviewed journal articles to define Adjustable Housing; (2) Establish a network of Adjustable Housing experts, researchers and practitioners; (3) Produce a handbook to help industry to implement more Adjustable Housing; and, (4) Publish a monograph of Adjustable Housing, in an attempt to change consumer attitudes to co-managed, multi-dwelling housing and to shift the political narrative towards outcomes rather than just the numbers of new homes. The project crosses the fields of architecture, economics and real estate, whilst moving between industry, practice, political science and research, focussing on the UK but also branching out into the Nordic region where there are similar levels of owner occupation.

    Abstract👇“When their needs change, UK homeowners adjust their housing through house moves or building alterations. However, households on the edges of homeownership lack choice and the funds to trade-up, whilst in higher density areas, alterations are hard or impossible to make. In an age of longevity, precarity and episodic changes in housing needs, these factors mean some people experience inappropriate housing for longer. To meet this urgent but largely unacknowledged need for real choice over time, this practice-based thesis develops a transdisciplinary framework for improving adjustability during use. Taking a capabilities approach, I consider two housing models, each claiming to provide solutions for people whose needs are not met by the mainstream market. Drawing on stakeholder interviews, I ask, (1) What characteristics provide longer-term adjustability? (2) What industry changes are needed to make adjustable housing attractive to developers? and, (3) How knowledge from the fields of architecture, economics and real estate might be combined to develop a framework for describing and implementing more manageable or ‘adjustable housing’ systems? My findings suggest adjustability relies on the design of infrastructure that empowers residents to alter the housing density and shared environment over time, by giving them an equity stake, as well as shared spaces to meet in and meet about. This idea of living together but separately, is less radical than cohousing - a sociable, mixed-tenure, custom-designed solution that I show can increase costs, sales risks and demographic exclusion. Instead, I identify six ways that regulation, planning and design process could deliver new housing that is more responsive to changing needs and housing aspirations. I conclude that the architectural and real estate industries need to work more closely if they are to change the structure of housing demand in the UK.(Supervisors: Profs.     The idea of a missing service in the real estate sector - “Circumstance Design” - came from our realisation that current, global housing crises are neither as local nor as affected by supply as the public is led to believe. Far from of a shortage of housing, AH sees an abundance of credit - a crisis of demand.In response, we are designing an alternative to debt-leveraged land speculation - an algorithm that allows landowners, crowd-funders, capital investors, designers and future residents, to place a value on their equity contributions to a housing development.In our model, “equity” is defined not just as capital but as land and services too. We value this equity as a share in the long-term income-generating potential of the community that the development will serve, rather than a share in short-term profits at the moment of its handover.The AH model allows equity-holders to keep some “skin in the game” by participating in the delivery of a thriving community in return for an income. This is as opposed to selling land or design services to a speculative developer who will always be commercially bound to offer capital values that are disadvantaged by risk and profit margins.In design terms, our objective is to encourage quality-led actors to align their interests towards long-term performance in all dimensions - social, economic, fabric, energy and maintenance. In social terms, our objective is to give residents a meaningful voice in the design and management of their settlement, with a lower cost of entry and a “staircased” route towards ultimately owning their share.Our vision is to turn home-occupiers into stakeholders, landowners into land stewards, architects into enablers and developments into better places.AH also provides a design enabling service in parallel with - or in advance of - traditional architectural services. We offer long-sighted, quality-led advocacy and better front-end decision-making support in the delivery of good housing.
