I was hired to build, manage and grow the U.S. real estate portfolio for a $22B international staffing firm. Here, I brought a varied background and expertise to quickly build a real estate department. I hired staff members and developed an engaged team while overseeing multiple teams across the country. Key contributions include:➛ Lowering accommodation costs from $15M to $7.5M with a range of changes including decreasing per person square footage from 225 to 176, lowering rent from $9000 to $6900 per person, and reducing excess capacity costs from $3.1M to $2.4M.➛ Achieving accommodation cost reduction target, year-over-year, while expanding portfolio footprint through internal growth and competitor acquisition.➛ Providing strategic management of lease administration, transaction, and project management teams.➛ Initiating efforts to update and streamline internal processes which reduced personnel costs.➛ Consolidating multiple offices into one main corporate headquarters (108K sq. ft.); achieved a total savings of $4.8M in relocation negotiations; oversaw lease transaction and represented leadership in construction/project management, change management, and personnel transition.➛ Developing an updated global workplace design strategy for field offices and headquarter space; achieved maximum space efficiency while creating appeal to new age workforce.

I was brought on board to represent investors and owners in multi-million-dollar multifamily investment sales transactions throughout the Southeast. Built relationships with a range of investors in order to enhance network. Key contributions include:➛ Identifying and assessing needs of sellers and buyers and effectively managed expectations through financial modeling and market analysis.➛ Representing ownership groups, selling off assets (200-300 multi-unit projects) and assisting buyers with finding and buying assets.

Here, I managed the corporate real estate function for Cumulus Media Inc., the second largest publicly traded radio broadcasting firm in the U.S.; this included portfolio responsibility of 320 radio stations in 58 markets throughout the U.S. and the Caribbean. I hired my team and managed all activity for the broadcast studios and cell towers. Key contributions include:➛ Negotiating all transactions, including office space and land leases (all subleases and renewals and all tower leases—both income and expense). ➛ Organizing and establishing all acquisitions and dispositions of broadcasting towers, land, and buildings.➛ Coordinating construction and project management activities consisting primarily of office and broadcast studio projects throughout the U.S. ➛ Being selected to handle all phases of construction including; location selection, design coordination, (with a contracted architectural firm), project bid/award, construction administration, budget control and scheduling.➛ Managing lease administration function with an in-house database of 1,100 leased and owned properties.➛ Receiving recognition for quickly learning new industry and contributing to the design of office space and broadcast studios.
