With a team of 4 reporting to me we have successfully developed a prototype, reduced construction time from 15.75 weeks to 4, began in-house feasibility surveys, worked with real estate to established a critical path from lease signing to opening, developed contractors guidelines and bidding procedures, preformed value engineering to reduce construction costs from $135/sq ft to $90.

The restaurants were typically tenant improvements or takeover of existing spaces. I was able to reduce the construction timeline from 63 days to 49 in less than one year while staying under budget. Development has since stopped, our positions eliminated and the entire Development Department was laid off by the end of June 2008.

Jan1990–Nov2006: TGI Friday's,Dallas, TX(Sep2001–Nov2006): Sr Project Manager, Domestic Development–as TGIF moved into the new millennium & with the increasing number of competitors we began testing a new look. I worked with the design team & our international architects from Oslo Norway on concept, feasibility & implementation of our new design. In 2003 we began the fast paced implementation of updating all our existing restaurants. I managed 3 newly hired PMs & 2 Const Coordinators. I scheduled the aggressive 4 year schedule to up date all 345 domestic company owned restaurants by the end of 2006. I managed an annual budget of $8 million, the permit process, public hearings, bidding, construction contracts, schedules, coordination with our operators for minimal disruption, authorized pay requests, managed CO's, coordinate shipment of Owner Provided Items, inspect restaurants at completion & turnover to our operators while the majority of the restaurants remained open. (June 1996–September 2001): Projects Developer, Domestic Development-Work with Real Estate and Legal on finalizing the deal. Present to jurisdictional agencies at public hearings. Identify qualified architects and contractors. Negotiate and manage design and construction contracts. Prepare bids and award construction contracts. Manage $800,000 to $1.2 million budget for each location from design thru construction. (January1993–June1996): Project Manager, International Development–Worked with Franchisee’s on feasibility studies for sites in Canada, Central and South American and all of Europe, Middle East and Russia. Manage architecture and construction for corporate restaurants internationally - I lived in Paris, France 4 months to manage Paris TGIF. I entertained and trained international project managers for our Franchisees. Monitor franchisee construction schedules to ensure on time opening. Coordinate shipping with construction progress.
