Property Manager Coordinator of 530,000 square feet of office and assembly/manufacturing space. Located in the heart of 249 in the old Compaq/HP center, handling the day-to-day management, administrative, tenant relations, tenant capital projects, owner projects, and coordinate daily maintenance and repairs. Oversee the engineering staff, janitorial staff, and assist in supervising all operations of this multi-tenant commercial property. Responsible for preparing and maintaining reporting to both Centra Partners corporate, and Asset Management company for all aspects of operations including financial/variance reporting. Assist in preparing financial reports, approve and process payables and receivables. Responsible for tracking and invoicing all tenant related bill-backs of operational expenses, overtime HVAC, tenant-related expenses (management and engineering time), tenant projects, and coordinate/bill for use of property amenities. Review leases, contracts, maintain vendor certifications and COI's. Supervise/maintain Card Key Access Records and entry and access to the property. Represent Owner, Asset Manager, On-Site Management Company, in all matters related to Centre at Cypress Creek. On-call after-hours emergency supervisor. Direct response of on-site security, building engineering, or maintenance during non-emergency/emergency situations. Coordinate work schedules both staff security. Approve time sheets, and overtime. Oversee tenant projects when requested. Obtain bids, approve expenditures, supervise and oversee owner-approved projects. Initiate, schedule, supervise maintenance projects. Schedule inspections and re-permitting throughout the year, approve purchases, parts, repairs.

Designed and programmed software for invoicing, purchase order, sales order, heat treat tracking. Responsible for obtaining and installing computers, printers, copiers for a $12,000,000 manufacturing company with international sales, and maintaining the network, overseeing maintenance and IT support. Designed and installed all invoicing software updates for over 12 years.
