It’s my job to devise project plans, coordinate concurrent projects, and identify cost saving opportunities. I support the Acquisitions & Dispositions group by walking the property prior to purchasing it to assess CapEx needs and review potential redevelopments included with Acquisitions Underwriting Summary (AUS).Key Projects:● Gateway Market Place - Chula Vista, CA (Retail Repositioning): Oversaw repositioning of former Target box into three-anchor tenant center with two 6.5K sq. ft. retail pad buildings; completed project within eight months and sold for x6 capitalization rate.● Cedros - Solana Beach, CA (Retail Repositioning): Successfully repositioned former furniture store and bowling alley into West Elm anchored retail center; overcame challenging conditions with local jurisdiction and surrounding neighbors.● Brixton Corporate HQ - Solana Beach, CA (Office Repositioning): Executed renovation of iconic building into Brixton’s corporate headquarters along with multi-tenant building.● Lomas I & II - Kearney Mesa, CA (Office Repositioning): Completed renovations on lobby common areas for two separate buildings that boosted rental rates 25%.● Prove Towne Center - Provo, UT (Mall Repositioning): Planned and managed substantial renovation work, including addition of new Residence Inn, converting Sears box into office building, and redevelopment of Dillard’s box, three new buildings, and mall entry.● Radisson to Double Tree - Phoenix, AZ (Hotel Property Improvement Plan): Sought out to assist during hotel conversion; supported scheduling and budget management to enable completion of Double Tree implementation.

As the Vice President, I directed all construction operations including project design, feasibility studies, regulatory compliance, estimations, and team management. It was on me to work closely with project owners, subcontractors, and architects to ensure timely project completion. I made sure each project became fully operational by providing design advice on best technology, tools, and materials. I also recruited, hired, and trained new team members and shared my extensive industry knowledge and experience to develop future leaders.Key Projects:● La Plaza - La Jolla, CA (Retail Center): Led renovation project on 35K sq. ft. iconic retail location; completed project within schedule by applying organization skills to manage challenging logistics on site with three stories and split-level sidewalk.● The Lot - Boffo Cinemas - La Jolla & Liberty Station CA: Oversaw pre-construction and construction of movie theater and high-end restaurant and coffee bar; collaborated with historical society to maintain historical elements during transformation of 1915 theater.● NBC 7 - San Diego, CA (Office HQ & News Station): Directed preconstruction and construction operations for $12M build-out of 50K sq. ft. newsroom, office, and news studio in coordination with outside firm responsible for technology integration.

Earlier in my career, I managed a variety of projects ranging from automotive dealerships to government contracts. The role called on me to collaborate with cross-functional teams, contractors, and sub-contractors to install bespoke building features and support structures while also ensuring adherence to budget and schedule. I served as bridge between project teams, engineers, architects, and subcontractors to update owner representatives. I also supervised overlapping jobs while ensuring project completion by deadlines.Key Projects:● Chandler Lexus, Mercedes & Parking Structure - Chandler, AZ: Supervised design build of 90K sq. ft. dealership along with 100K sq. ft. above ground parking structure.● Government Projects, GSA - Southern Region: Governed 66K sq. ft., $10M build-out for Immigration Custom Enforcement (ICE) including 20K sq. ft. detention center build-out and $750K security system; completed work in 6.5 months.- Completed 30K sq. ft. laboratory facility for Customs Border Protection (CBP).● Tenant Improvement Projects: Managed construction of 90K sq. ft. office and research space for Motorola’s Austin, TX operations; executed $3M project within three months.● Medical Office Building - Hercules, CA: Project managed construction of 60K sq. ft. spec medical office building along with several medical tenant improvements after completion of shell.
