• Over all management & supervision of facilities at the site • Regularly interacting with residents & resolving their complaints • Involve in Housing Society formation / handover • Maintaining all the Statutory Documents required & regularly updating them • Supervise day to day maintenance and repair equipment • Oversee facility refurbishment and renovations • Plan and manage facility central services such as MEP, reception, security, cleaning, waste disposal and parking. • To provide inputs or suggestions for preparing SOP’s and Customer Guide book • Preparing diverse types of checklist like flat snag checklist, preparing FAQ’s etc. • Managing snagging & de snagging of residential flats, common areas etc. • Acquiring handover from construction team of fully completed snag free area • Addressing queries & problems with vendors and resolving the issue in specified timeframe • Conducting pre-possession site visit and ensuring timely possession of flats to customers • Coordinating with CRM for key handover of customer at site • Interfacing in resolving customer complaints post possession • Handle customer queries, concerns, suggestions, feedback, etc. and manage their expectations. • Offer the best possible customer delight at all times by way of exhibiting best qualities like listening, acknowledgement, empathy, helpfulness and most importantly customer centricity. • Carry ownership for every customer query and close loops with multiple departments, functions, areas until it is resolvedEnsure highest level of sincerity, integrity and honesty while dealing with customers.

 Obtain quotes and tenders from vendors and suppliers. Calculate and compare costs for goods and services to maximize cost-effectiveness. Coordinate and monitor activities of contract suppliers. Manage contractor and vendor relationships. Manage and review service contracts to ensure facility management needs are being met. Check completed work by contractors and vendors. Verify payment and invoicing match contract pricing. Plan and monitor appropriate facility management staffing levels. Ensure efficient utilization of facility maintenance staff. Prepare and track facility budget. Monitor expenses and payments. Regularly raising CAM bills of individual residential units & timely collection. Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases. Develop and implement cost reduction initiatives. Assure security of the facility. Provide prompt response to requests and issues from residents. Takeover of units / area from Project / Construction, snag them & get them ready for handover to customer. Managing Main Club day to day operation like gym, indoor game room, swimming pool operation, mini theatre, kids play room, banquet hall, soft services, technical operation. Managing day to day water management for residential area, supervise Reverse Osmosis & STP plant operation & tanker management.
