Successfully delivered real estate strategy & projects for the major expansion of Global Service Centre (Off-shoring operations) in India – to increase seat capacity from 4,000 to 16,000 seats by setting up new office campuses across 3 major cities in India (Mumbai, Bangalore & Hyderabad).Developed Real estate strategy & successfully completed relocation project for Front office (Investment Bank) operations from South Mumbai to Bandra-Kurla Complex (financial district) into a modern stand-alone building.Developed long term real estate strategy for Global Service Centre (off-shoring) in 3 cities, including close interactions with Global transition teams, Global & Regional management, CEO, COO & Process Lead’s on capacity planning & delivering space solutions as per global workplace standards, review seat demand v/s capacity, advance planning, preparing business case for Global approvals, building a robust Facility Management & Engineering service delivery platform & implementing industry best practices during the growth phase.

Joined Bharti Televentures, a leading telecom operator in India & successfully launched its Mobile operations (Brand: Airtel) across India. During my tenure as “Head – Real Estate (India)” in Corporate Head quarters, reported to Director –Corporate Affairs to build telecom business of Airtel (start-up) & support new business initiatives.Instrumental in setting up of “Real estate” function for the company & delivery model to cater for exponential growth of telecom operations across India. Scope included developing real estate strategy, hiring of key resources, training, setting up governance process, developing strategic acquisition of large commercial real estate & building a strong operations team to manage a portfolio of 2.6 Mio sq.ft. in India. Responsibilities included managing buy & lease transactions, land acquisition to build office campus, master planning, MEP services & infrastructure design, budgeting, procurement strategy, commercial negotiations, quality control, cost control & project management. Managed diverse projects consisting commercial office campus housing mobile switch rooms (MSC), data centers, NOC’s, cable landing stations, retail outlets, call centre’s, infrastructure & back-office operations. Managed & delivered major strategic projects for the Bharti Group –e.g.: Delhi Airport modernization project (JV with Changi, Singapore), developing master plans for agriculture farm (JV with Rothschild & setting up call centre’s (JV with Teletech, U.S) in India.

“Head – Real Estate & Admin.” at Tata Internet Services, India & reporting to CEO, India.Instrumental in setting up Data center (Tier 3) in 5 metro cities for the new Internet business of Tata Group. Data centre had a complex MEP infrastructure (2N) with NOC and more than 500 rack capacity.Role covered facility management, critical engineering including infrastructure design, maintenance & operations, PPM for all critical infrastructure without any downtime, incident management, developing SOP’s, KPI’s for all services & vendor management.

During my tenure with ANZ Grindlays Bank (1994-2000), successfully managed CRE functions including role as “Head - Projects (India)” and “Area Manager–Property Services (West).” Key responsibilities included managing facility management, project management, real estate transactions & workplace strategy. Successfully managed Bank’s CRE portfolio of 56 Branches & 125 residential premises (owned / leased) across India.
