Completing letting standard checks on potential tenants to ensure they have the right to rent in the UK, whilst verifying the property allocated to them is suitable for their needs and guarantees long term tenancy viability (including completing settling in checks). Completing fire risk assessments for client's properties, including working alongside emergency services. Handling anti-social behaviour cases including issuing warning letters, acceptable behaviour contracts, notice of seeking possession and building evidence for court. Inspect properties to ensure they are kept in a good state of repair and are compliant to housing regulations. Rent arrears management including setting up payment plans and alternative payment arrangements with Universal Credit, serving court documentation. Advising clients and colleagues on welfare benefits for clients including Housing Benefit, Universal Credit, PIP, DHP, ESA etc. Line management responsibility for a team of property officers.

Maintain long term accommodation strategy and nurture existing relationships with key external stakeholders. Perform tenancy management including rent, health & safety, property repairs, antisocial behaviour, pre-tenancy checks etc. Act as the business main point of contact for housing-related queries, including producing progress update reports for the housing team. Create transition plans for service users once a property has been sourced to hand over to internal stakeholders.

Work as a part of the neighbourhood team to act as tenant's main point of contact within three neighbourhood offices in Chester/Liverpool Region. Handling antisocial behaviour complaints from tenants including logging/updating queries through React (housing management software solution) and issuing diaries. Handle rent arrears queries including setting up payment plans, direct debits, standing orders etc. Provide tenants with advice on what benefits to apply for at the start of their tenancy, resolving service charge queries for schemes. Provide references for tenants wishing to move to another landlord, advising tenants how to terminate their tenancy and the condition the property needs to be returned in. Take rent payments by card or cash and banking at the end of the day. Completing settling in calls to new tenants. Issue parking permits and key fob to tenants following their tenancy agreement. Raise repairs with the maintenance team to ensure properties are kept in a good state of repair.
