Rachel V. Hutton is a partner in Stikeman Elliott’s Commercial Real Estate Group and Project Development Group. Her practice includes all aspects of real estate and capital project dispositions, acquisitions, financing and development. She is frequently involved in joint venture, M&A, and other corporate transactions, bringing expertise in permitting and approvals, First Nations benefit agreements, and the allocation of environmental risk. Rachel has acted for municipalities, clients in the energy and resource sector, pension funds, and developers in the purchase and sale of major industrial, commercial, single, and multi-asset properties, on both a share and asset basis. She is also active in the real estate finance and project finance markets, acting for both lenders and borrowers.Her practice is focused on energy and other capital projects, acting for developers and asset managers in all facets of project development: land assembly, environmental risk, permitting and environmental assessment, construction contracts, access agreements and project finance. She has advised on the environmental and regulatory aspects of multiple development projects throughout British Columbia and in Western Canada, including run-of-river, wind, mining, forestry and other renewable projects as well as projects that involve issues with neighbouring stakeholders, port lands, rail infrastructure and local residential communities.Rachel has significant experience in negotiating commercial, impact benefit and benefit sharing agreements with First Nations in the context of capital projects and has acted for First Nations in negotiating commercial agreements.
