Renwick's real estate fund was founded in 1996 in order to take advantage of dislocations in the NYC real estate market. From 1996-2001, Renwick acquired rent controlled, rent stabilized and multi-family buildings from owners and sponsors in financial stress, and then actively worked to create value for our investors. These deals involved a combination of specific underwriting, repositioning and renovation to restructure cash flows and increase rent roll. Renwick focused on situations with minimum un-levered IRR’s in the mid to high teens with unique characteristics that could add to total exit returns.
