I acted as the guiding force behind the Los Angeles construction operations for the largest publicly traded homebuilder in the United States. As such, I led, trained, and optimized the performance of a dynamic Operations team with 12 direct and 13 indirect reports delivering an average of 210 new homes annually. Some of my key achievements with the company are:• Assumed full ownership of end-to-end projects, including conducting due diligence, establishing specs, developing/managing budgets, driving continuous improvement, negotiating changes, and more.• Made a powerful impact on the group’s performance right out of the gate, revamping scheduling and training staff to empower the team to meet the quarterly delivery projection for the first time in well over five years. I succeeded in meeting or exceeding every quarterly projection until being hampered by severe supply chain issues in December 2021.• Was proud to have raised the bar for quality, improving quality scores from bottom 3rd and into the top three in the division. I launched a series of new Field Superintendent training programs instrumental in dramatically improving quality.• Showcased my thought leadership by designing a COVID-19 Exposure Control Plan to comply with Los Angeles mayoral mandates at the start of the pandemic. I led related trainings for staff and subcontractors to prevent jobsite shutdowns and to still meet delivery projections during the tumultuous period.

I directed the development and buildout of an average of 90 units each year across the entire state of California. Projects included public tax-credit financed and market-rate apartments, as well as condominiums. Some of my key achievements with the company are:• Transitioned to paper-less operations, while introducing new enterprise technologies for all functions, such as Budgeting, Accounting, Project Management, and Purchasing, among others.• Sourced and developed the largest project award in the company’s history.• Led negotiations/placements of $25M in contracts related to wildlife relocation, water protection, indigenous cave dwelling protection, mass grading, site improvements, and a number of other services to develop a 147-lot subdivision in the City of Los Angeles.• Obtained LEED Platinum rating for 50 unit age restricted/low income apartment building with touchless secure entry pointsI was honored with multiple awards during tenure, which included:♦ Multi-Family Executive (MFE) Project of the Year (2013).♦ Multiple National Association of Home Builders (NAHB) Gold and Silver Awards, including a “Best Innovation” award.

I directed a 38-member team (Project Managers, Sales Agents, Superintendents, Customer Service, etc.) responsible for delivering an average of 126 semi-custom homes annually across the Greater Los Angeles area, with land development spanning upwards of 665 acres, all with full Profit & Loss responsibility. Some of my key achievements with the company are:• Completed $230M+ in new homes across four major developments in a single year.• Completely restructured the company’s Lot/Home Sales program, resulting in premiums being boosted by well over 400% generating $40M+ in additional revenue.• Launched a regional satellite office to bring together Land Acquisition, Land Development, and Project Management teams under a single roof, vastly improving communication and operational capabilities.
