•Oversee the daily operations of a portfolio of commercial properties in Maryland and Virginia•Supervise admin and maintenance/engineering staff •Provide outstanding customer service to ensure positive relationships with tenants, clients and vendors with an emphasis on timely response, follow up, and resolution of requests through effective verbal and written communication•Conduct thorough, on-site inspections to proactively identify maintenance issues ensuring the optimal functionality of building systems including mechanical, structural, fire/life safety, elevators, critical systems, etc. •Identify and manage mechanical and structural capital improvements•Prepare annual operating budget and assist with capital improvements budget•Provide accounting reports with variance explanation and vacancy reporting•Prepare vacant spaces for lease and monitor leasing activity•Coordinate tenant move ins and move outs along with inspection of leased space•Monitor tenant build out in conformance with lease provisions•Administration of lease terms and conditions•Establish and administer tenant pass-through expenses•Regularly monitor tenant collections and coordinate/recommend default proceedings/legal action•Prepare financial reports per management agreement •Prepare annual operating budget to include assistance with preparation of capital budget•Manage real estate tax review•Make certain insurance requirements are met as established for property, tenants and vendors/suppliers.•Manage vendors/contractor service requirements, prepare scope of work, competitively bid all contracts to assure high quality, cost effective services, negotiate new and existing contracts •Set A/R and A/P guidelines, track performance and recovery emphasizing a zero accounts receivable balance•Ensure company policies and procedures are upheld at all times•Strive to attain new business
