For the last five years, Randy Shields has served as the principal in charge of delivering project and development management services for a major technology company's campus redevelopment. Randy oversaw the master planning, design management, validation of project budget and cost estimates, project management, and program oversight. Randy enabled the project team to adapt to emerging client needs and project requirements, including land use and entitlements (MLUE), local design review boards (DRB), coordinated civil review (CCR), and MEP liaison for deep-utilities and site coordination. The project responsibilities continued to evolve and leveraged JLL resources to support PMO efforts in establishing procurement strategies, designer RFPs/ SOWs, and BIM and digital twin modeling, along with supporting client initiatives for digital transformation, LEED and WELL certifications, and cost control and risk assessments.

• Principal in charge of a 44 unit condominium in Midtown Atlanta leading all aspects of the development process;• Provided leadership and strategy for developing a luxury condominium in the Midtown Atlanta submarket. Successfully financed a $40 million non-recourse loan and pre-sold 15 units in an emerging post-recession housing market;• Secured over $60 million in gross sales with the highest average $/SF seen in the Midtown market.

• Real estate team lead for a number of strategic portfolio projects aimed at consolidating banking assets following several regional acquisitions;• Oversight and responsibility for rolling out retail banking portfolio which saved over $3 million through strategic partnering efforts with outsourced service providers.

• Portfolio asset manager for a number of strategic and high profile assets within Starwood Capital’s Hospitality Fund I valued at over $250MM and located in major urban markets including New York and Washington DC;• Oversight and responsibility for developing and implementing strategic asset strategies, forecasting, LP and fund level reporting, JV partner relationship management, asset specific debt restructuring and recapitalization, incorporating fundamental valuation, audit support, analyzing the impact of lease transactions to property value and quantitative analyses; • Developed and executed fundamental and tactical approaches including tax abatements valued at over $2MM annually across the assets and the restructuring of a $30MM EuroHypo loan in 2009 under terms including a new rate of L+75bps, and two 6 month no cost extensions;• Investment due diligence and post acquisition leadership at ST Residential, a Starwood Capital enterprise company established to service the former Corus Bank commercial loan portfolio. Lead underwriting due diligence of all construction loans, established streamlined funding process accounting for FDIC participation, and oversaw all construction loan workout activities with Borrowers and contractors. As part of pre-closing activities, developed and negotiated funding mechanics of FDIC loan facility. Lead implementation of over $150MM in portfolio wide enhancement spending; • Strategic asset level value add by securing an entitlement package for a 15.6 acre site in Westchester County New York which included 1.2MM commercial/residential BSF within a flexible zoning envelop. Secured new as-of-right FAR from a .8 to 3.4;• Cost improvement by rebidding/restructuring service agreements and commission structures to achieve 18% cost savings.

• Lead Project Manager for southeast region development services group responsible for managing a staff of 8 project managers and support personnel;• Managed business unit P&L for development group by sourcing, staffing and executing service delivery on over 22 projects valued at over $450 million;• Developed best practices including automated financial model, and process checklist for development projects;• Project and development management oversight on several high profile projects including the Woodruff Arts Center/High Museum of Art expansion, The New World of Coca Cola and The Verizon Wireless Amphitheatre totaling more than 600,000SF. All projects delivered on time for a total of $9MM in savings; • Established Cultural Institutions Practice and served as Team Lead responsible for the pursuit and delivery of all cultural projects within the Project and Development services group.
