Responsible for collection and/or liquidation of $50 million portfolio of hard money loans. Responsibilities included valuation analysis of all types of real estate security, negotiation for discounted payoffs and modifications, foreclosures on real and personal property security, management and disposition of acquired assets.

While acting as a contract loan workout officer at Pioneer Liquidating I was also originating SFR loans. I averaged 2 loans per month for approximately three years.

Responsible for originating major real estate development loans using taxable bonds and for direct placement with institutional lenders. Closed over $40 million of taxable bonds including two major hotel properties in San Diego.

Responsibilities included management of seven member underwriting staff and placements, funding and administration of over $100 million of commercial loans and joint ventures, including single-family subdivisions and multi-family construction and permanent loans.

Responsible for executing the economic analysis and underwriting necessary for the evaluation, development and marketing of the institution's joint venture residential subdivision and land development projects ($70 million in holdings).

Direct responsibility for coordinating design, development and construction of 590 low-income residential rental units in the City of San Diego. Projects included HUD financed family and elderly projects from duplexes up to a 242 unit elderly project. Responsibilities included all aspects of development process; land acquisition, contracting with engineers and architects, processing for HUD and all city development and building approvals, bidding and contract administration.
