Manage and coordinate both facilities and custodial staff in all daily functions for Commerzbank's North American headquarters, as well as offices in midtown Manhattan and Westchester County. Direct skilled, semi-skilled, and non-skilled trade personnel.Collaborate with Director of Property and Real Estate division on all short and long-term construction projects. This includes creation of a scope of work, bid review and selection / coordination / supervision of vendorsResponsible for all special projects from inception to completion, including build-out of UPS System , Generator , HVAC (including BMS and Cooling Tower) and Life Safety systemsIntegral to the design, build out, and daily operation of Commerzbank's 30,000 square foot disaster recovery siteProficient in reading floor plans, one-line diagrams, and technical manuals as well as use of AutoCad.Responsible for the preparation of annual budgets for capital improvements and operating expenses. Responsible for review, approval, and processing of invoices.Accountable for all physical security and life safety programs for Commerzbank's North American branchesImplemented safety standards and compliance with FDNY and NYC DEP for storage of potential fire hazards. Created and implemented policies and procedures for employee conduct within the guidelines of Head Office. Manage all wireless voice and data services for Commerzbank's North American branchesOversee and maintain the network cabling infrastructure from the central communications closets to all desks, offices, and conference rooms.Prepared cost / benefit analysis for all large scale projects. Proposed initiatives, and existing servicesDeveloped incident reports for review by executive management. This includes both writeen and oral presentation.Experienced in speaking across all organizational levels for both large and small groups.Report directly to Director of Property and Real Estate division.
