Acquisition portfolio 97%+ occupied at 10%+ COC returns. • Turned around an inexperienced entrepreneurial group with no prior institutional investment, reporting and management experience into a “best in class” complete institutionalization of RPT. Developed corporate brand, standardized reporting methods and moved the company to a new location and saved $480,000.• Championed the first institutional-quality standards program for due diligence including underwriting, transaction approval packages, legal document and loan negotiations, and oversight of environmental and engineering reviews. Saved the company over $500,000 by streamlining the 3rd party consultant process.• Put all HR functions in motion (hiring, training, monitoring, and employee evaluation programs).• Directed and oversaw all aspects of the disposition process for all sales including sales agreement negotiation, REIT status prohibited transaction documentation, investment return analysis and closing process.

Administered all aspects of due diligence including underwriting, legal document negotiations, and management of environmental and engineering reviews.ENTERPRISE IMPACT:• Managed the direct solicitation of over 130 new development partners and owners that resulted in over 50% of all transactions completed on a direct basis. • Led all acquisition efforts of existing, pre-sale or development of office, community shopping center, industrial and multi-family transactions in the $10-$250 million range on behalf of domestic pension funds with a total volume of $1.763 billion in completed transactions.• Boasted a 100% success rate on the investment preparation and presentation of investments for approval.

Led acquisition efforts of office, community shopping center, and industrial transactions in the $7-$100 million range on behalf of Canadian Stockholders, German institutional funds, and European investment clients. Executed due diligence during acquisition of over $82 million of real estate in 10 months resulting in 10% in cash returns. ENTERPRISE IMPACT:• Sourced, negotiated and closed Wall Street conduit loans and life insurance company loans on 100% of acquisitions at 50-80% loan-to-values.• Mastermind behind the acquisition campaign in a Canadian public offering and simultaneous corporate merger.

Managed staff to complete the time/client sensitive acquisitions, project and reports. Began at AA as an Audit Senior later moving on to Professional Consultant. Authored the wildly successful commercial real estate due diligence training manual, complete with an intensive 5-day curriculum for company real estate seniors and managers. Course boasted a consistent rating of “Top 10” and became the benchmark to a global audience including Moscow, Seoul and others.
