About Dave Rasmussen

My name is Dave Rasmussen and I am a commercial real estate investment banker with Colliers Mortgage. I raise debt and equity for my clients. My career gives me a great perspective as I have been the lender, owner, buyer, seller and mortgage banker and have sat at these positions around the real estate table.Many people in mortgage banking are very one dimensional in that they do one property type or do only non-recourse long-term fixed rate debt. My practice has evolved to include: construction loans, construction loans with mini-perms, permanent loans, mezzanine debt, bridge financing, joint ventures, sale-leasebacks and sales of property. Structuring transactions with banks, life insurance companies, agencies, credit unions, pension funds and institutional investors along with using swaps as a financial tool. In addition, property types include: multifamily, industrial, office, medical office, convenience stores, and single-tenant anchor stores, along with industrial, student housing, self-storage and hospitality.I love the analysis and complexity of deals. I am up for creating a spreadsheet to calculate internal rates of return and blended cost of capital for clients.I have learned over my career:When someone mentions something, it is top of mind and they are seeking an immediate solution.That “ACT” has severed me well – Anticipate, Communicate and Take ownership.Clients seek not only solutions but someone with a sense of urgency, creativity and a commitment to certainty of execution. And finally, “the deal is never done until the check clears the bank!”I found there is so much data and capital sources in the market that to be a “Resource for Real Estate Capital” (tag line in LinkedIn) it required me to develop a database that now exceeds $100 billion of transactions and 18,000 lines of entry. I can slice and dice transactions based on property types, capital structures, along with capital sources and determine all the metrics that are used to put these transactions together. It gives me a national perspective of capital.     I listened to many family and friends that make up the “Greatest Generation” talk about how little they were earning on their savings.
