THA is a mid-size (346 units, 50+ buildings) affordable housing provider. Here, I led 4 housing coordinators and 4 maintenance staff while handling development, construction and finances. I quickly created their first five year state capital plan and secured $1.1 million in state and additional energy grants, then within one year I completed over 5 years of capital improvements! At this same time, I also aligned land dispositions, ground lease, architects, development partner and construction team for 32 new units. I consulted in the construction planning and team management of a $5 million rehabilitation using affordable housing grants and project-based enhanced vouchers. I coordinated architects, vendors and projects and facilitated energy grants. Work included: relocation of some residents, design of units for ADA accessibility, major plumbing, roofing, boilers, windows, kitchen and bath renovations.For a large luxury portfolio (445 units), I supervised a property stabilization and loft construction with lease-up. I increased occupancy 18+ % in only 3 months. By improving curb appeal, marketing, and leasing the portfolio stabilized, and the owner could finance the 80 unit construction lease up which I also launched and supervised.For a HUD consulting service bureau I supported 1500+ units of various affordable housing. I led the team in all certification and subsidy operations, updating procedures to align with current HUD regulations.
