Generate company policies and procedures in direct connection with company EVP and President. Perform HR duties, generate and establish PM standards, generate service contracts, budgets and safety standards for company. Interface with SCAQMD, EPA, OSHA and local municipalities, prepare necessary application forms to acquire operating permits to meet compliance requirements.

As Vice President of the board I serve as an active Board Member. Contributions are to be involve with the board, help in the decision making process, review and vote on the new budget items, future projects review and by assisting in any way possible for the Angelus Oaks share holders and community. Provide various forms of support, as needed, for the General Manager. This is an elected office. All board members donate their time and receive no financial retribution in an effort to support the local community.

Responsible for daily operations of mechanical, electrical, plumbing and central plant operations. Work directly with Toyota Real Estate and Facilities, maintaining 2.2 million sq.ft. campus environment and off-site facilities. Interface with Fire Department, SCAQMD, OSHA, LA County and City of Torrance maintaining compliance with regulatory and administrative requirements. Responsible for developing and managing annual expense and capital maintenance budgets of $9 million.

Responsible for maintenance and operations at the Park Place, in Irvine. Developed, administered and monitored contractor and sub-contractor performance. Interfaced with Fire Department, AQMD, OSHA, County of Orange, City of Irvine and other agencies to maintain compliance with regulatory and administrative requirements. Responsible for an annual expense budget of $7 million.Generation of capital projects and emergency repair contracts: 1) Retrofitting and installation of failed transformers ranging from 1500 to 2500 KVA and the main underground 12 KV distribution cabling resulting in a 50% reduction of total project cost based on previous failures and related replacements.

Responsible for day to day management and operation of this metal fabrication company with 2.5 million in annual sales and 20 employees. Formulate profit goals into revenue and cost objectives. Ensure that company maintains a high level of customer satisfaction. Set general price levels that meet owners profit goals. Implement the company’s fiscal policies including working capital maintenance.

Responsible for facility maintenance and operation. Responsible for annual expense budget of $2.5 million.Monitored capital projects and sub-contractors’ performance: 1) installation/retrofit of lighting systems at $1.1 million 2) retrofitting supply air underground HVAC system at $1.2 million. 3) Retrofit. Installation and maintenance of 1500 and 2500 KVA transformers and 12 KV power distribution systems at $1 million.

Responsible for maintenance and operation of facility. Developed and tracked annual expense budgets oversee and schedule operations of maintenance staff. Selected by Fluor Engineering to manage the Building Operations Contract for the facility’s new owner, Trammel Crow Company.
