Portola at Castro Middle School, El Cerrito CA.Contract Value: $42,800,000.00AOR: HY Architects.GC: Arntz Builders Inc.Description:Abatement and Demolition of approximately 40,000SF of existing building structures (combined).Abatement, Soft Demolition & Building Stabilization of an existing 24,000SF building structure to remain. Activities include seismic retrofitting to comply with DSA current standards. Grade Cut of Approximately 30,000CY.Ground up construction of new 76,000SF building structures & approximately 130,000SF of new hardscape & landscape areas.Portola Middle School is a complete campus reconstruction/conversion project, transforming what was once an elementary school into a compact/efficient middle school for 600 students. This new school includes classrooms, multipurpose and administration building, performing arts, library/media center, gymnasium, play areas and on-site parking – all centered on small learning communities concept. The campus is slated for CHPS certification and will include community joint-use.

Project Manager (Construction Managers as Agent) on the project:Southwest High School, Chula Vista, CAContract Value: $8.5 Million.Description: LEED GOLD 1. New 34,752 s.f. Structural Steel two story classroom building to contain the following: 23 regular classrooms 1 T.V. Production Lab Student Services offices2. New 'Quad' area with lunch sheltersOversee the General Contractor activities ensuring all project documentation be delivered accurately and on time. Prepared daily reports on Contractor activity to track down manpower and carefully monitor any out of sequence activities.Coordinated all LEED “during construction” documentation for review and pre-approval by our Consultant prior to final submission to the USGBC. Prepared and coordinated all OAC meetings; identifying all-important aspects/topics by putting them on record as Meeting Minutes in Prolog Manager.Worked directly with General Contractor to help prepare a Submittal Register identifying materials needing procurement.Coordinated with IOR on Inspection Requests and all field supervision delegated to DSA.Review all PCOs & T&M tickets addressed by General Contractor prior to Management review. SUHSD Proposition O – Bond Program Managers, Joint Venture with SGI Construction Management.Contract Value: $700+ Million.Description: Oversee management for the classroom safety and repair measure, addressing all critical and urgent needs. Bond sale (Prop o) addressed the construction of new building structures and renovating existing facilities for nine (9) campuses with in the SUHSD. Acting as owner representatives for the remainder Prop BB projects (Relocatables) & managing closeout procedures for all projects left outstanding / certified #3 with CM Firms and DSA.Responsibilities:Managed all Closeout procedures for 20+ Prop BB projects and non Prop BB funded projects (cell towers, scoreboards, etc). Activities included coordination between CM firms, IORs, Testing Labs and DSA officials to successfully satisfy the State requirements to obtain a #1 Certification Letter.Implemented a unique “closeout-tracking log”; a tool, which DSA closeout representatives adopted to uniquely track SUHSD projects.Presented an official “DSA Closeout Procedures” manual, utilized on Prop O projects projecting ways to procure & track documentation required by DSA; The manual was approved by Michael Green (DSA Field Supervisor).Coordinated all nine (9) projects with Design Manager and three (3) different Architectural firms through the Schematic Design, Design Development, Construction Documents 95% and Construction Documents DSA Submittal.

The center comprises 14 single-story buildings and two (2), two-story building. Thirteen of the buildings will be wood-framed and three BLDGS constructed of masonry block. Completion is slated for the second quarter of 2007.
