Managing a portfolio of 14,500 mixed purpose units including buildings, villas, warehouses, staff accommodations and retail units  In charge of service delivery and quality assurance of five FM service providers plus several direct subcontractors.  Heading End of lease maintenance and responsible of tenants security deduction process and disputes.  Direct involvement in technical and commercial evaluations in tendering stage by assessing service provider’s site delivery, technical submission, labor allocation and reviewing chart of accounts.  Preparation of CAPEX and OPEX budgets and ensuring the optimum utilization of the approved budget.  Ensuring delivery of periodic preventive maintenance work orders and measure its effectiveness by recording breakdown cases and corrective maintenance requests.  Conducting monthly and quarterly score cards to assess the performance of the Fmsp as per agreed and set SLA’s and KPI’s.  Planning, overseeing and direct involvement in fast track projects such as buildings, apartments and villas full refurbishments and renovation.  Maintaining Health and safety aspects within the assets by being involved in various certification and attestation requirements such as DCD and third party certifications. Ensuring compliance to all relevant safety and quality procedures.  Involved in cost saving planning and execution.
