Manage the QLD, NT, VIC, WA property portfolio across a diverse set of asset class including office space, industrial warehouse, and retail premises. Prepare annual occupancy cost and professional fees for the portfolio as well as providing quarterly reforecast based on incurred actuals. Working collaboratively with the finance team to provide monthly variance and accrual reporting for the portfolio. Provide guidance to the lease accounting manager to identify cost containment opportunities by challenging outgoings, and timely review and authorization of rent and outgoing payment in accordance with lease obligations.Build and manage strong relationship with all internal and external stakeholder across the 3 business pillars. Assess and present recommendations for stakeholder approval to effectively deliver the business objectives.Ensure compliance of all contractual obligations within both the head lease and sublease including but not limited to payments, critical dates, rent reviews, repair and maintenance, and turnover data collection.

• Provide first point of contact to landlords and warehouse manager for all property related inquiries, and respond to their request within a timely manner.• Process monthly rental run through Progensoft, reconcile account discrepancy, and approve all rental and outgoing review from landlords and agents, in addition to ad hoc outgoing expenses outside the scope of the Outgoing. • Assist the Commercial Managers of the different business units by providing expert opinion on their business case, based on local contact, RP Data, and commercial real estate listings for lease renewals, relocations, and new developments. • Approach landlords and leasing agents and negotiate the desired outcome of the approved business case for the business units.• Prepare monthly and quarterly lease expiry profile report for strategy meeting with the Regional and General Managers of each business units to ensure that everyone aware of the WIS overall property strategy. • Enter and action all critical dates and issues in shared Outlook calendars and Progensoft, in addition to file management of leases, title search, floor plans, and other property related documents.• Lodge development application when required for signage and potential change of usage for new and existing properties, and engage town planning consultant when necessary. • Provide warehouse manager and residential tenants with lease based checklist to ensure that fulfilment of make good obligation upon lease termination and exit.

My role is to provide the Lease negotiators with an objective view of the market conditions for any particular sites, both commercial offices, business centers, and retail stores. Main responsibilities are:-Obtain market comparable for the sites-Develop relationships with other Retailers for sharing information in regards to current costs for existing comparable leases to the VHA proposed lease.-Generate business case to obtain Deal approvals from internal clients in coordination with Lease Negotiators.-Assist with Lease management, Legal documentation and matter tracking with the external lawyers-Provide expertise to resolve issues associated with the Property obligations of the Retail stores

Reporting •Develop and deliver appropriate financial and non-financial retail metrics on a weekly basis against target to measure Group performance. •Develop templates and reporting tools that support the Leasing business, including ad hoc reporting request and Powerpoint presentation for Head of Leasing and National Leasing manager.•Working closely with the Leasing and Finance team for the Budget preparation process, and prepare the final dataset to be inserted into financial model. •Provide Property Working Group and Property Steering Group with in depth analysis of Total cost of occupancy breakdown, Incentives trends, and Geographic segmentation to identify potential savings area.•Provide Transition team with monthly Strategy update to ensure IT infrastructure is in place ahead of relocations and new branch openings. Data Maintenance and Report Development•Develop and maintain data integrity of the Deal/Savings Tracker and working with the Retail Finance Team to ensure the monthly financial data is reported correctly and accurately. •Train Leasing team members on new Templates including use of the Lease Deal Approval forms, Budget calculator, and Savings calculation.•Develop and update Retail Business Service and Business and Private Banking internal client tracker for Network Strategy planning and Roll out. Research•Collect relevant market trend information from research papers to overlay against RBS and BPB roadmap. •Assist the Leasing team’s research and analysis of relevant market information / intelligence by maintaining good working relationship with other leasing agents and valuers.
